Working With An Architect
Residential vs. Commercial:
We're a full service architecture studio licensed in South Carolina. We primarily focus on residential project types, custom homes, townhomes and multifamily, but we also work on smaller commercial projects that are community oriented. Give us a call to see if we're the right fit.
Process:
You can find more detailed information on our process here, but in summary it's our process that leads us towards good design. So no matter what, trust the process. Our main piece of advice that we try to encourage is to go into the process with an open mind and avoid starting with a fixed image of what you want the house to look like. This can often lead to a square peg in a round hole problem, and could ultimately comprise the success of the house. This is often derived from mistaking a certain look or style with a feeling. There is nothing wrong with having images of things you like, but our goal is not to copy a look or style, but rather dig deeper into those images and find the root feeling for what draws you towards them, and then design it in our own unique way for your home. If you trust the process and stay focused on feelings and experience, then you open yourself up to many previously unimaginable possibilities.
Fees:
For a new custom home or renovation our fees are typically based on a percentage of the cost of construction. This percentage can vary depending on the projects location, size, timeline and complexity. We understand that the costs of architectural fees can be a big investment, and our fees are structured to align with the different phases of the design phases. This allows you to choose when your ready to move forward and invest more into the project. Once we've established exactly what you're looking for from us we can create a proposal of our services and review it together. Our goal is to always make this part of the process as transparent and easy as possible.
Project Timeline:
For large renovations and new custom homes our schedule for design and documentation can range from 3-6 months. There are a number of factors that can influence this timeline including: documenting existing conditions (renovation & additions), additional design studies, local city/county design review agencies, etc. Every has its own unique set of challenges and circumstances, so once we've defined the exact scope for your project then we can prepare a more detailed project schedule.
Other timeline estimates to consider:
-Permitting: 4-6 weeks depending on local jurisdiction.
-New Construction Custom Home: 8-12 months.
-Full Renovations & Additions: 3-8 months.
-Enjoying Your New Home: Generations.
Residential Projects - Size & Scope:
No project is too large or small. From a new construction home, small renovation or addition and ADU we're happy to take a look and see if we're the right fit. We also have experience in smaller urban infill sites and custom homes in historic districts.
